Call to action to save Grove Farm

Please oppose the development of Park View Place on Grove Farm SINC. To submit a planning objection you can either go through the official portal or email Ealing Planning Department directly. The official deadline to object to the planning application is the 3/6/2026.

Then in the body of the email explain your objections and why the impacts of the development matter to you. Objections need to be objective, factual and accurate. They should focus on valid reasons to be effective. Some of the main valid reasons that we see to object to this planning application are listed below. You do not need to raise all of these points, focus on the ones that matter to you personally and write about why they matter:


Negative effect on local ecology:

  • Harm to a Borough Grade I Site of Importance for Nature Conservation.

  • A loss of biodiversity on the site that developers calculate will lead to a net biodiversity decrease of 30.77% for habitat due to woodland loss

    • Woodland loss: "A total of 0.27ha of woodland within the SINC boundary is to be lost to facilitate the Proposed Development."

    • Trees cleared: "158 trees will be lost as part of site clearance works to facilitate the new development."

  • Closure of one badger sett and the removal of a second. Badgers are legally protected under the Protection of Badgers Act 1992.

  • Harm to bats from light pollution, reducing food sources, potential roosts and disturbing a commuting corridor linking them to other areas

  • Damage to Coston’s Brook

    • Encroachment: "construction of a retaining wall to support the site's development and apartment complexes".

    • Overall Watercourse Loss = “corresponding to a 66.67% loss."

  • Permanently overshadowing a section of the SINC reducing sunlight to remaining habitat therefore harming biodiversity ]


Not enough info given on application

  • Insufficient assessment of the impacts on Grove Farm Nature Reserve which will be overshadowed by the towers and face light pollution as well as harm to its brook.


Conflict with Ealing’s Local plan & London Plan

  • Development being built on Metropolitan Open Land (MOL) which has the same protections as Greenbelt.

  • Development reduces the openness of the rest of the MOL (Grove Farm Nature Reserve) as the new buildings will tower above the tree-tops which a specific harm the planning system is designed to prevent.

  • 5 of the 7 buildings are much higher than the 6 floors allocated to the area in the local plan


Overdevelopment, buildings too high and out of keeping with character of area

  • Block D is 16 storeys and other 3 towers are 10, 11 and 12 stories. This is not in-keeping with the suburban area with two story houses

  • The heights of the buildings will impinge on the grade II listed Sudbury tube station as well as reducing the openness of the MOL.


Strain on existing community facilities

  • 2000 possible new inhabitants will put a strain on GP services and schools in Ealing, Brent and Harrow due to the location of the development.


Inadequate public transport provisions and inadequate parking provision

  • Piccadilly line is currently running a reduced service on the Uxbridge branch due to the delayed delivery of new trains and signalling modernisation that has not been funded.

  • Systemic Unreliability: According to Tube Alerter for the year ending May 2026, the Piccadilly line was the least reliable in London (ranking 20th of 20 lines) with a reliability figure of 61.5%

  • AM Peak (08:00–09:00): 198 new passengers travelling out of the development


Affordable housing reduced

  • Affordable housing provision has fallen from 37% of flats in the previous application to 25% in this one.
